SDA homes vary, apartments, houses, villas, all designed to meet specific support needs. 

There’s no one-size-fits-all. SDA dwellings come in a range of styles and design categories: from High Physical Support to Robust environments. Whether it’s a modern city apartment or a peaceful suburban villa, Alicia’s House offers spaces that are functional, beautiful, and purpose-built for independence and safety. 


Yes, it is possible, and can be a wonderful outcome for everyone.

While SDA is typically for eligible NDIS participants, some homes may accommodate non-participant co-residents (like a partner, parent, child or close friend).
You may be eligible for additional SDA funding under “Appendix H”, which exists for situations just like this. It’s another way that SDA empowers you to have choice and control over how you live.

You’ll need an eligibility assessment and supporting evidence in your NDIS plan.

SDA funding isn’t something that’s automatically included in your NDIS plan. To receive it, you’ll need to show that you have extreme functional impairment or very high support needs. That means putting together specialist assessments, reports, and a clear housing goal in your NDIS documentation.

It might sound complex, but you don’t have to do it alone. At Alicia’s House, we work closely with participants, families, and support coordinators to help make the process easier and clearer.

SDA funding covers the cost of housing.

Rent and utilities may still apply. 

We get this question a lot and it’s a really important one.

SDA funding helps cover the bricks and mortar, the physical cost of your specialist housing. But there are a few things to keep in mind:

You may still need to pay a reasonable rent contribution, as set by the NDIS.
Utilities like electricity, internet, and water are usually your responsibility.
Other support services (like SIL) are separate from SDA.

At Alicia’s House, we’re all about making this simple. If you are sharing a home with others, you can create your own house rules so it works for you. Just another way you have choice and control in how you live your life.


It’s a type of SDA designed for people with significant physical needs. 

These homes go beyond basic accessibility. They’re built with features like:

Not necessarily. You can have one without the other.

SDA and SIL are two different supports under the NDIS:

SDA = the housing
SIL = the daily support services you receive in that home

You can live in an SDA home and use informal supports (like family or community care), or receive SIL in a non-SDA home. It’s about your needs, not a fixed formula.

Yes. You have the right to move to a different SDA home.

Your needs and goals may change and your home should keep up with you.

Whether you're seeking more privacy, a new location, or a better match with co-residents, you’re not stuck. SDA is built on the NDIS principle of choice and control.

It is important to understand your basic rental agreement with the SDA Provider to know your obligations if you want to move house.

Unlike SIL, in an SDA home, if you want to change your care provider, you do not have to move. Maintain clear and open communication with your SDA Provider so you can make supported decisions that are right for you.


Yes. Wherever possible, your preferences matter.

Living with the right people can make all the difference.

Choosing who to live with is a collaborative decision that needs to be right for all stakeholders; you, your prospective house mates, the SIL provider and SDA Provider.

At Alicia’s House, we prioritise compatibility whether you’re moving in with someone you already know, or seeking a housemate with shared routines or values.


Standard SIL houses don’t need to meet accessibility standards, so they often aren’t suitable for wheelchair users.

If you're looking for a high-quality, accessible home, you may be eligible for an SDA home with High Physical Support (HPS).
